Why they needed a radon mitigation system: The homeowner in Gainesville, GA, discovered that the radon levels in their unfinished basement were significantly elevated at 11.7 pCi/L. With such high levels, they needed an effective solution to reduce radon exposure and protect their home and family from the associated health risks.

Why the customer chose the company: The homeowner selected our company due to our reputation for delivering customized radon mitigation solutions and our flexible approach. Initially, they opted for a single installation to assess the effectiveness before deciding if an additional tap was necessary, a process that demonstrated our willingness to cater to their specific needs and budget.

What's causing the problem: Elevated radon levels were attributed to radon gas infiltrating through the ground beneath the unfinished basement. Radon, an odorless and colorless gas, can accumulate to harmful levels indoors if not properly addressed.

How We Fixed the Problem (Mitigation Process):

  • Initially installed an Interior Aesthetic System on 07/08.
  • Conducted follow-up testing to evaluate the need for additional mitigation.
  • Installed an additional extraction point on 09/05/24 to enhance the system’s effectiveness.

Proactive Choice Ensures Healthy Home Environment in Gainesville

1. Why They Needed a Radon Mitigation System:

While the initial radon test results (4.5 pCi/L) fell within the EPA's action level, Randy of Gainesville, GA decided to take action. Radon gas, a naturally occurring health hazard, can accumulate in homes through foundation cracks, crawlspaces, or sump pump pits. Even levels below the action level can pose long-term health risks. Randy's proactive approach ensured a healthier living environment, especially before finishing his unfinished basement.

2. Why Randy Chose Georgia Radon Defense:

  • Friend Recommendation: A positive recommendation from a friend demonstrates the company's reputation for quality service.
  • Focus on Unfinished Basements: Georgia Radon Defense emphasizes its expertise in handling mitigation systems for unfinished spaces, relevant to Randy's situation.
  • Aesthetic Solutions: The company offers aesthetically pleasing interior systems, ideal for Randy's plan to finish his basement.

3. What Caused the Problem:

Radon gas naturally occurs in the soil and can enter a home through foundation cracks, crawlspaces, or sump pump pits. The unfinished state of the basement might have had areas where proper sealing wasn't complete, allowing some radon gas to accumulate.

4. How We Fixed the Problem:

Georgia Radon Defense designed and installed a custom mitigation system for Randy's unfinished basement. The system included:

  • Unfinished Basement Mitigation (Base System & Additional Tap):
    • A base system using sub-slab depressurization (SSD) effectively removes radon gas from beneath the concrete slab.
    • An additional tap has been strategically placed for targeted removal.
  • Aesthetic System - Interior: This system prioritizes discretion using high-quality materials that blend seamlessly with the future finished basement.
  • Breathe EZ Air Cleaner: This is installed to further enhance the home's air quality.
  • Crawlspace Encapsulation: Crawlspace was encapsulated to prevent radon gas entry from that area.

5. What's Unique About This Situation?

Randy's proactive approach of addressing radon mitigation before finishing his basement is noteworthy. This ensured a healthier environment from the start and avoided potential disruption during the finishing process.

Radon System Inspection in Gainesville, GA

Ann L. recently purchased a newly constructed home in Gainesville, GA that had a passive radon mitigation system installed. She intended to perform her own radon test but wanted to know more about the system. She hired Georgia Radon Defense for a system inspection.

When Mike visited the home he took his Radon Sniffer to measure the radon levels coming from the exhaust pipe through the roof. He was able to get readings of around 200 pCi/L using a 15 min average. This was a clear demonstration that the system was working but he recommended doing a short-term test to measure the levels inside the home. Mike was also able to navigate her attic space to determine the feasibility of adding a fan if the passive system was not adequately reducing the levels in the home.

If you have any type of radon system installed and would like to know more about it, give us a call today.

Radon Mitigation Saves Another Gainesville, GA Real Estate Transaction!

Jerry C. never lived in the home that he was selling in Gainesville, GA. It was only a year old but his retirement plans had changed so he put it back on the market. The potential buyers had a radon test with their home inspection and the results made them unsure about moving forward with the purchase. Jerry agreed to install a radon mitigation system to lower the levels below the EPA action level. After getting several bids, he contracted with Georgia Radon Defense to complete the work and provide a follow-up test with a continuous radon monitor. (The sellers stipulated that the follow-up test be done with the same type of monitor as their original test.)

The first challenge was the Home Owner's Association. The HOA insisted that the piping be routed through the interior. The home was a one-story home with a finished basement. Our only choice was to route the piping from the basement into the garage, then straight up through the garage ceiling across a massive attic space, and out through the back of the roof. The system would need to be properly designed to save this transaction.

We were able to install the system and deliver a follow-up test before the buyer's due diligence period was up. To satisfy the HOA requirements we also painted the exterior piping black. The final average radon level measured was 1.7 pCi/L and the buyers moved forward with their purchase.

If you are selling your home and potential buyers have concerns with radon, we can help.

For a free no cost, no-obligation estimate, call today to schedule at 1-844-227-1299.
