A concerned homeowner contacted Georgia Healthy Homes because he had some indoor air quality concerns at his home in Athens, GA. After installing an indoor air quality monitor in his home, he because concerned about high levels of CO2 when they were cooking. The kitchen exhaust fan was of little use because it did not vent to the exterior. They also had radon levels that were not above the EPA action level but high enough to be a concern.

The home was an older home with multiple foundation types. Installing a radon mitigation system was possible but would have been difficult. Saving Another Real Estate Sale in Athens, GA

Josh A called us to see if we could install a radon mitigation system in a home he was trying to sell and get a clear test result in 10 days. Of course! That's what we do!

Athens, GA has a hot real estate market and Josh's home went under contract quickly. The prospective buyer had a radon test with their home inspection that resulted in an average radon level of 8.2 pCi/L. They almost walked but their REALTOR assured them that this was not difficult to correct. They requested a radon mitigation system and a radon test that demonstrated average levels below the EPA action level before their closing, two weeks later. 

This kind of situation is very stressful for both buyers and sellers and we knew we could help get both parties to the closing table. The seller needed a responsive mitigation contractor that would deal with the issue quickly and the buyer needed a system that was guaranteed to work.

The next day we went to his home, did a thorough inspection, and designed a mitigation system. This was a slab home with a completely finished interior including new flooring throughout. Our options were limited. There were no closets or hidden spaces on the back of the home. We suggested tapping into the sub-slab in the master bedroom closet, running the piping into the garage, and up through the garage ceiling. The piping would run to the exterior through the roof over the garage. The piping in the garage would be a great location for the system manometer that shows the occupants the system is on and working.

The installation proceeded as planned. Afterward, a continuous radon monitor was set with a 24 hour delay to make sure the home returned to closed-house conditions. (Many mitigators recommend waiting 5-7 days but this is rarely necessary.) Despite having severe weather during the entire post-mitigation test, we were able to reduce the average radon level to 0.6 pCi/L.

A homeowner in the Westgate Park subdivision of Athens called us after doing a radon test in his home that came back over 4 pCi/L. They purchased the home 3 years ago and it already had a radon mitigation system installed and wanted to know if the system was working properly. The basement was almost completely finished and one of the family members slept in the basement.

We inspected the system and the fan was functional but the operating pressure was 2.5" WC. The manufacturer's maximum recommended operating pressure is 2.3" WC and their fan curve shows that the typical airflow at 2.4" WC is 0 CFM. The fan was on, but it was not removing any soil gas. The data tag left by the installer showed that the system was installed this way. The system had never worked properly, was causing excessive wear on the fan motor, and was using more energy than was necessary.

Our customer requested a radon test using a continuous radon monitor. We ran a 7-day test and the average was 7.9 pCi/L. 

Since we did not install the system we recommended diagnostics and pressure field extension testing before we designed a solution. This can include digging a larger pit, adding an extraction point, and/or replacing the fan. 

If you have a radon system installed in your home, make sure you conduct a retest every two years. If you suspect that the system is not working properly, call us to inspect your radon mitigation system.
